How long does an asphalt shingle roof last this close to Mount Hope Bay?
A three-tab shingle is rated for roughly 20 to 25 years and an architectural shingle for 30 to 50, but salt air off the bay and open coastal wind shave years off both numbers. Most Fall River roofs within a mile or two of the water start showing wear closer to year 18 to 20.
Do I need a permit to replace a roof in Fall River?
Yes. Fall River, like the other South Coast towns, requires a building permit for a full re-roof, and the inspector generally wants to see the ice barrier and the deck before the field shingle covers them. We handle the filing and the inspection appointment as part of the job.
Can a second layer of shingles go over the old roof?

Heat from the upper units leaks into the attic or roof cavity, melts the snow on that section, and the water runs down to the cold overhang and refreezes. The lasting fix is more insulation and balanced ventilation, not just heat cables run along the eave every December.
How fast can you get to an active leak after a storm?
Active leaks are triaged the same day or the next where the weather allows a safe tarp. The permanent repair follows once the roof deck has had a chance to dry, so the new material is not sealed over damp wood.
